The New Home Guarantee Scheme is making it easier to buy an existing or build a home for Australians and permanent residents.
When you don't have enough deposit saved( normally 20%), lenders require you to take out insurance to cover their risk. This is called LMI
It doesn't seem fair as it means less money for you to use to purchase with. The government has provided a number of places
where you can apply as a first home buyer to borrow up to 95% of the purchase price.
 
The "no deposit home loan" or the correctly named " Guarantor Loan"!
Getting started with a new home has many advantages. It means low maintenance, the latest technology and modern style.
This does come at a price and you might not have enough of a deposit saved ( or none at all). You are making good money and potentially have a respectable borrowing capacity. The solution is to ask for help from the immediate family. The parents usually are established with equity ( owning most or all of their home). We can structure a loan using some of the parents property as security which allows you to borrow the full amount of the purchase price. You need your parents permission and they must be also part of the contract process and should consider getting financial and legal advice.
